Anzalone, a periodontist, recalls entering the workforce after years of training. He was saddled with $300,000 in debt from medical school - a financial scenario common for doctors and for other professionals. Compared to most American workers, physicians get started working later and with higher levels of student debts
"We just kind of know that, hey, we've got to work until we're 65 or 70," Anzalone says. "For some people longer than that."
Investing in real estate allowed Anzalone to create multiple income streams, an approach he recommends to physicians and to other professionals who earn high incomes but also work grueling schedules. It's a strategy that creates financial peace of mind. Generating passive income also helps doctors avoid burnout and the sense that they're trapped in an emotionally demanding job because they can't afford to stop working.
"I'm practicing today, and I've got multiple other streams of income coming in," Anzalone sells. "If something does happen, I know that my wife and kids are taken care of because I've got other streams of income."
Anzalone talks of how real estate syndication allows doctors and other investors to create additional income streams while remaining focused on their primary careers. The passive investment approach appeals to high earners who still have a passion for their primary careers.
"It's almost like investing in a mutual fund," Anzalone says. "You put your money in once and you don't have to worry about it."
That's especially important for doctors, who will prosper by focusing most of their time and efforts on practicing medicine and providing value for patients.
"The more value you provide, the more income you make," Anzalone says. "The more income you make, the more you can invest."
Benson, meanwhile, lays out the strategy at Reliant Real Estate. The company has been buying and managing self-storage properties in the Southeastern United States since 2007. Reliant's portfolio has grown to 70 properties with more than 43,000 units.
Benson said Reliant has sold 38 properties over the years, and on those 38 exits, the average internal rate of return was 33%.
"If you think of that from just a straight cash on cash standpoint, that's 48% a year," Benson says. "Nobody realizes how historically real estate has outperformed the traditional equities markets. There's a lot of great data around what has happened in real estate versus the equities markets over a very long period of time."
The self-storage industry typically does well during housing booms, and the self-storage market performed exceptionally well during the COVID-19 pandemic, Benson explains.
"When you have all that type of transition in the market, it creates a lot of demand for our asset. We've really performed really well across the asset class, and I think speaks to the recession resiliency of self-storage."
"If you can find the right operator and the right opportunity, it provides a great chance for people to diversify," Benson says.
During the commercial real estate boom of 2021, many of Reliant's investors have enjoyed strong double-digit returns, Benson reports, all of it passive income.
"I think of it is mailbox money," he says. "You show up to the mailbox and there's a check there. You didn't do anything for it. You earned the money up front and put it to work with a good partner, hopefully. But that mailbox money just adds up."
The ultimate goal for investors is that they can create enough passive income that working for a choice becomes a choice rather than a necessity.
