The Boulder Group, a net leased investment brokerage firm, completed the sale of a single tenant Dollar General property located at 713 Maidson Street in Jefferson City, Missouri for $975,000.

This 11,000 SF building is strategically positioned between US Highway 50 (20,000 VPD) and US Highway 54 (15,100 VPD). The property has a beneficial location ½ mile from Lincoln University (1,800 students) and 1 mile from the Missouri State Capitol. The population exceeds 44,900 people within a 5-mile radius of the property, with an average household income of $78,162.

The Dollar General property has over 7 years of lease term remaining and features 10% rent increases in each of the five 5-year renewal options. The property just had a new roof installed in May 2025 and had its parking lot resurfaced in June 2025.
