The Importance of Parking Garage Restoration

By: Get News
Why consider a parking garage restoration project?

A common misconception in building construction is that concrete lasts forever. However, parking garages – specifically underground parking garages – face many issues during their use that can cause structural damage and affect the life of the concrete. These can include delamination from salt, chemicals, vehicle fluids, general wear and tear, as well as damaged columns and soffits, and other outside factors like erosion and ground shifts that all negatively affect the life of your parking structure, and can lead to large, costly repairs if left untreated.

Commercial business owners and property managers often fear high associated costs with parking garage restoration projects and have the tendency to wait until damages become a serious issue before contacting a professional for repairs. However, a comprehensive and proactive maintenance plan that catches initial damages and issues within the parking structure is key to avoiding compounding problems.

Why consider a parking garage restoration project?

When people enter your building or establishment, one of the first things they notice is the status of the parking structure. This provides a representation of your business or building that potential customers and tenants use to judge the quality of your establishment, whether positively or negatively. In fact, CBRE found that 93% of those surveyed believe that a company’s amenities, like a parking structure, contribute greatly to the business’s bottom line. If people notice more constant issues, they may eventually choose to go elsewhere regardless of your products, services, or other amenities.

Any parking garage restoration project requires experience and attention to detail. Hiring a professional engineering team ensures the project is completed efficiently, with the right materials, methods, technology, and focus on delivering a comprehensive restoration strategy that increases the value and extends the service life of the structure.

30-50 Hillsboro Avenue Parking Garage rehabilitation project

Located in one of Toronto’s most desirable neighbourhoods, 30 & 50 Hillsboro Avenue was constructed in the mid to late 1960s and consists of two 24-storey high-rise residential apartment buildings over a 4-level underground parking garage. The footprint of the underground parking structure was much larger than the buildings above, and an evaluation determined the parking structure was in poor condition due to exposure to de-icing salts and moisture, which warranted the need for extensive concrete repairs and waterproofing system replacement.

RJC Engineers acted as the prime consultant on this project, which involved large-scale concrete and waterproofing repairs to the underground structure, and a complete demolition and reconstruction of the podium landscape around the perimeter of both buildings. The podium landscaping was replaced with new hard and soft landscaping features to meet the demands and criteria of a high-profile property and included building façade repairs to upgrade its aesthetics and curb appeal.
